RENTAL AGREEMENT PLEASE READ THIS AGREEMENT IN FULL By completing this reservation and submitting payment, you acknowledge and agree to all terms, rules, and policies herein. Your initial payment serves as your electronic signature. The Host/Owner leases the Rental Property to Guest(s) under the following terms and conditions: ⸻ GENERAL RULES & CONDITIONS 1. Compliance • Guest(s) must follow all rules in this Agreement, the property book, and posted signage. • Failure to comply may result in immediate eviction without refund, forfeiture of all payments, and additional charges for damages or violations. 2. Use of Premises • The property is for residential vacation purposes only. No commercial use, events, parties, or gatherings beyond the number of registered guests are permitted. • Subletting, assignment, or transferring this Agreement is strictly prohibited. 3. Cleanliness & Safety • Guest(s) must keep the premises, furnishings, appliances, and grounds in a clean, safe, and sanitary condition. • Any unsafe, unsanitary, or negligent condition(s) caused by Guest(s) will result in fees for remediation and/or eviction. 4. Prohibited Items & Activities • Absolutely no smoking, vaping, or illegal substances are permitted anywhere on the property (indoors or outdoors). • No firearms, fireworks, hazardous materials, ATVs, motorcycles, or similar vehicles are permitted on the property. • No pets permitted unless expressly approved in writing prior to arrival. 5. Noise & Neighbor Considerations • Quiet hours: 10:00 PM – 7:00 AM. • Disturbances, excessive noise, or disruptive behavior may result in eviction and forfeiture of payments. ⸻ RESPONSIBILITY & LIABILITY 6. Guest Responsibility • Guest(s) are financially responsible for all damage, loss, or excessive cleaning required due to their actions, negligence, or failure to follow rules. • Guest(s) are responsible for supervising all members of their group, including children, at all times. 7. Indemnification • Guest(s) agree to indemnify, defend, and hold harmless the Host/Owner from any claims, damages, or liabilities arising from use of the property, including accidents, injuries, or loss of personal belongings. 8. Insurance • The Owner’s insurance does not cover Guest(s)’ personal property. Guest(s) are encouraged to obtain travel insurance. ⸻ BOOKING & PAYMENT 9. Payments & Refunds • All payments are due as outlined at or during booking. • Cancellation and refund policies are strictly enforced as listed in the booking platform or in this Agreement. 10. Security Deposit / Damage Waiver • A refundable security deposit may be required. Deductions will be made for damages, violations, or excessive cleaning. ⸻ CHECK-IN / CHECK-OUT 11. Times • Check-in: after 4 PM. • Check-out: by 10 AM. • Late checkout without prior approval will result in fees. 12. Condition on Departure • Guest(s) must leave the property in good condition: dishes cleaned, trash disposed of, furniture and items should remain in original placement, and all doors/windows closed and secured. ⸻ ENFORCEMENT 13. Immediate Termination • The Host/Owner reserves the right to terminate this Agreement and evict Guest(s) without refund for violations of any terms herein. 14. Legal Venue • This Agreement shall be governed by the laws of the state in which the property is located. Any legal disputes must be filed in that jurisdiction. ACCESS / ROAD     •    Property is accessible by paved state roads. Driveway is sloped gravel.     •    In winter, AWD/4WD is required during snow or ice.     •    No refunds or cancellations will be issued due to weather or natural events. Travel insurance is strongly recommended. WILDLIFE NOTICE     •    The home is surrounded by woods. Bugs, insects, rodents, and wildlife (including bears) may be present. Their presence cannot be controlled.     •    For your safety:     •    Clean the kitchen nightly.     •    Seal all food.     •    Do not leave food or trash outdoors except in the property's secured trash receptacles. OCCUPANCY     •    Maximum 10 guests, including children.     •    No subletting.     •    Violations may result in fees or immediate eviction without refund.     •    Hosts may enter the property if damage, excess guests, or unauthorized pets are suspected, or for any necessary maintenance/repairs. AGE REQUIREMENT     •    Booking guest must be 25 years or older and present valid government ID.     •    Booking guest must stay at the property and may not book on behalf of others without being present. PARTIES & VISITORS     •    No parties, events, outside visitors, or unregistered overnight guests. SUBSTANCES & ACTIVITIES     •    Illegal substances or activities are strictly prohibited.     •    Violations may result in immediate eviction and guest liability for all associated costs.     •    No refunds will be issued for such violations. PROPERTY CONDITION & AMENITIES     •    No refunds for temporary inoperability of appliances, hot tub, TVs, games, internet, power, or utilities.     •    Owners will restore amenities as quickly as possible, but no rental concessions will be provided.     •    No refunds for outages, construction at nearby properties, weather events, or government-mandated evacuations.     •    Travel insurance is strongly encouraged. GENERAL PROPERTY RULES     •    No food or drinks in bedrooms. Guest is responsible for stains or damage.     •    Do not move furniture. Moving items may cause damage.     •    Linens and towels are provided and must be used on all beds. Guests are responsible for lost or damaged items.     •    Quiet hours: 10 PM – 7 AM. Violations may result in fines or eviction.     •    No smoking, vaping, or hookah. $200/day penalty.     •    No fireworks. Violations may result in fines or eviction.     •    Check out on time. Late checkout or rule violations may result in fees or loss of security deposit. PET POLICY •    No pets allowed unless expressly approved in writing by host/owner. TRASH POLICY •    All trash and recycling must be in 13+ gallon bags and placed in the bins outside at the beginning of the driveway inside the wooden enclosure. •    No small, grocery, or pet bags. No trash may be left outside. ADDITIONAL CLEANING IS AN EXTRA CHARGE •    Extra cleaning beyond standard service may incur a fee, determined by the host based on the property condition. GUEST AGREES TO PAY FOR DAMAGES EXCEEDING DEPOSIT •    Guests must pay for any damage exceeding the deposit. •    Damage will be billed and reported to the rental platform. WIFI •    WiFi is Comcast Xfinity; speed may vary due to various conditions. •    Cell phone signal is good and guests should not have any issues. LOST AND FOUND •    Lost & Found items incur a $30 handling fee plus shipping. •    Items unclaimed after 7 days will be disposed of. INABILITY TO TRAVEL •    No refunds will be given for inability to travel due to circumstances beyond owner control (including weather, disasters, or change of plans). •    Travel insurance is recommended. CANCELLATION POLICY •    Full refund if canceled 30 days or more before check-in. •    50% refund if canceled 14–30 days before check-in. •    No refund if canceled less than 14 days before check-in. •    Rescheduling is not allowed 30 days or less before check-in. •    For 31 days or more, rescheduling is subject to availability, may be subject to a rate difference, and is limited to one change per reservation. •    Travel insurance is recommended. HOT TUB •    The hot tub is checked prior to each stay. •    It may be cold on arrival if it was refilled on the check-in date. •    Guests must follow posted rules. •    No alcohol, soap, oils, food, glass, or other foreign substances allowed — $200 cleaning fee if found. •    Children must be supervised. •    Horseplay is prohibited. •    Cover damage is $700. •    Use at your own risk. 🏡 Guest Access Guests have full access to the home, deck, hot tub, fire pit, grill (excluding owner’s storage closets). Guests also receive complimentary access to the community fitness center and pools.
