RENTAL AGREEMENT & HOUSE RULES We’re happy to host you and want your stay to be comfortable, safe, and enjoyable. Please review these rules before booking. By completing your reservation and submitting payment, you agree to the terms below. Your initial payment serves as your electronic signature. QUICK STAY DETAILS • Check-in: After 4:00 PM • Check-out: By 11:00 AM • Maximum occupancy: 10 guests, including children • Minimum booking age: 25 • Quiet hours: 10:00 PM–7:00 AM • No parties, events, outside visitors, or unregistered overnight guests • No pets unless approved in writing before arrival • No smoking, vaping, or hookah anywhere on the property • No fireworks, firearms, illegal substances, hazardous materials, ATVs, motorcycles, or similar vehicles The booking guest must provide valid government-issued ID, stay at the property for the reservation, and may not book on behalf of others without being present. ENJOY & RESPECT THE HOME The home is for residential vacation use only. Commercial use, subletting, assignment, or transferring the reservation is prohibited. Please: • Keep the home, furnishings, appliances, and grounds clean and safe. • Supervise children and all members of your group. • Do not move furniture. • Keep food and drinks out of bedrooms. • Use the provided linens and towels on all beds. • Clean dishes, dispose of trash, return items to their original locations, and secure doors/windows before checkout. Guests are responsible for damage, missing items, excessive cleaning, stains, rule violations, or negligent/unsafe conditions caused during the stay. Damage exceeding any security deposit will be billed and reported to the booking platform. Additional cleaning beyond the standard turnover may result in an extra cleaning charge based on the condition of the property. Late checkout without prior approval may result in additional fees. DRIVEWAY & WEATHER The property is reached by paved state roads and has a sloped gravel driveway. During snow or ice, AWD/4WD is required. Weather, natural events, government evacuations, inability to travel, or changes in plans do not qualify for refunds outside the stated cancellation policy. Travel insurance is strongly recommended. WILDLIFE & WOODED SETTING The home is surrounded by nature, so insects, rodents, wildlife, and bears may occasionally be present. To help keep wildlife away: • Clean the kitchen each night. • Keep food sealed. • Never leave food or trash outdoors except inside the secured trash receptacles. The presence of naturally occurring wildlife cannot be fully controlled. TRASH Place all trash and recycling in 13-gallon or larger bags and place them in the outdoor bins located inside the wooden enclosure at the beginning of the driveway. Please do not use small grocery or pet bags, and never leave loose trash outdoors. HOT TUB The hot tub is inspected before each stay. If it was drained and refilled on your arrival day, it may take time to reach full temperature. Please follow all posted rules: • Children must be supervised. • No horseplay. • No alcohol, food, soap, oils, glass, or other foreign substances. • A $200 cleaning fee applies if prohibited substances are found. • Hot tub cover damage is $700. Use of the hot tub is at your own risk. Hosts are not responsible for injury, accident, or death resulting from its use. FIRE PIT Please supervise the fire pit whenever it is in use and keep the surrounding area clear. • Follow all local fire regulations. • No wood fires. • Use only the provided gas tank. SECURITY CAMERAS For property security, exterior cameras are active and recording: • Ring video doorbell at the front door. • Camera on the deck post facing the driveway. • Camera on the rear wall facing the stream area. There are no indoor cameras and no cameras covering the hot tub or fire pit area. Tampering with security devices may result in cancellation of the stay. WATER & SEPTIC The home uses a private well and public septic system. The water is filtered; however, naturally occurring minerals may occasionally cause a slight color or scent. Only toilet paper may be flushed. Guests are responsible for damage caused by flushing other materials. WIFI & CELL SERVICE Wi-Fi is provided through Comcast Xfinity. Speeds and service may vary due to weather, outages, network conditions, or other circumstances beyond the host’s control. Cell service in the area is generally good. AMENITIES & OUTAGES We work hard to keep everything in excellent condition and will address maintenance issues as quickly as reasonably possible. Temporary interruption or inoperability of appliances, hot tub, televisions, games, internet, electricity, utilities, or other amenities does not qualify for a refund or rental concession. Refunds are also not provided for nearby construction, utility interruptions, weather events, natural disasters, or government-mandated evacuations. Travel insurance is strongly encouraged. LOST & FOUND Items left behind may be returned for a $30 handling fee plus shipping costs. Unclaimed items may be disposed of after 7 days. CANCELLATION & RESCHEDULING Rescheduling is not permitted within 30 days of check-in. For reservations more than 30 days away, one date change may be permitted based on availability and may require payment of any rate difference. Travel insurance is recommended. LIABILITY & INSURANCE Guests use the property and its amenities at their own risk and are responsible for themselves, their children, and all members of their group. Guests agree to indemnify, defend, and hold harmless the Host/Owner from claims, injuries, damages, accidents, or losses arising from use of the property, including loss or damage to personal belongings. The Owner’s insurance does not cover guests’ personal property. Travel insurance is encouraged. If the property becomes unavailable for the reservation, the Owner’s sole liability is a full refund of amounts paid. COMPLIANCE & ENFORCEMENT Guests must follow this Agreement, posted signage, the property book, and all applicable laws. Violations—including excessive occupancy, unauthorized guests or pets, prohibited substances or activities, excessive noise, property damage, or unsafe conduct—may result in: • Additional fees or charges. • Loss of security deposit. • Immediate termination of the reservation or eviction without refund. Hosts may access the property when reasonably necessary for maintenance, repairs, emergencies, or when damage, unauthorized guests, or unauthorized pets are reasonably suspected. Illegal activity is strictly prohibited. Guests are responsible for any resulting costs or damages, and no refunds will be issued for stays terminated due to such violations. LEGAL TERMS This Agreement is governed by the laws of the state where the property is located, and any legal dispute must be brought in that jurisdiction. Guests acknowledge the inherent risks associated with outdoor, water, and natural activities and accept responsibility for themselves and any minors in their care. Guests must return the property in substantially the same condition in which it was received, ordinary wear excepted. This Agreement may only be modified in writing. If any provision is found unenforceable, the remaining provisions remain in effect. This Agreement constitutes the entire agreement between the parties and supersedes any prior discussions, promises, or representations not contained herein. No hidden fees.

🏡 Guest Access Guests have full access to the home, deck, hot tub, fire pit, grill (excluding owner’s storage closets). Quick note: one stove burner isn’t working right now, but the rest of the cooktop and oven are fully functional.
